What Is Mortgage Insurance And The Forms That Come With It?

During these economic times, FHA is a more popular institution than it had been in prior years. Among the many real estate forms that buyers need to present before and at closing, is the mortgage insurance form. The Federal Housing Administration requires a mortgage insurance policy regardless of how much down payment the buyer is going to deliver.

FHA mortgages make is easier for buyers that otherwise would not be able to purchase a home after completing the legal forms, but also, the borrower has to pay an upfront mortgage insurance premium at closing, as well as a monthly premium, which is called annual mortgage insurance. Aside from completing the the California forms, Texas forms, or the real estate forms for any state, the borrower and home buyer needs to know how the FHA mortgage insurance premium is calculated. Here is an explanation:

The base loan amount determines what the monthly premium rate will be. Most people traditionally take out a 30 year, fixed rate mortgage. For loans that have more than 15 year terms, the premium rate is .50% to .55% per year. Under 15 years, the premium rate is .25%. Some home buyers take out loans with a loan to value ratio (LTV) of less than 90%, and in that case, FHA will not assess a monthly mortgage premium, because to the FHA, and lenders in general, there is less risk with a 90 or less LTV.

Lenders study, observe, and investigate the risk potential of a loan relative to a particular borrower’s financial profile. Most borrowers prefer to finance the upfront mortgage premium, and the monthly premiums are calculated in the mortgage payments. There are many mortgage forms to fill out and deliver or receive at closing. It is always advisable to keep copies of all documents in the real estate transaction for guidance, review down the road, inspection, and to remember the details of the transaction.
