Should you invest in property abroad?
Here are two suggestions for you – you decide what you like best.
A suggestion: Invest in spectacular real estate in an exotic location like Bulgaria, Malaysia or even a condo on a cruise.
Two proposals: Put your money in an investment rental property away from home in a country where not speak the language, they know nothing about laws or government, and only a two days of travel at a cost of over $ 1,000.
The first sentence sounds much better, no? But these are really two different ways of seeing the same treatment. The sales of parcels for property investments abroad focused on the "core" aspects of the proposed agreement – Glamor and status of property owner in a place of your friends have never even heard of, much less visited. The "head" issues that go beyond the identification If you want to recover the cost of their initial investment or to obtain a small gain, are not mentioned.
On a purely rational basis, the countries who invest on their own generally makes more sense to invest abroad. Investments Foreigners have meaning only in very special cases, for a small percentage of investors who meet certain criteria (which I describe later).
I am writing from the perspective of a U.S. investor, so if you live outside the United States, the same conditions – but opposite direction. I think U.S. investors usually need to invest in the United States, for reasons of common sense. On the other hand, if you live in Europe, investment in Bulgaria, is probably better to invest anywhere in the United States. No less risky at all levels.
(I'm also drawn to a particular area to be bad for foreign investment. One thing these examples at random, but they are strongly encouraged for investment property.)
The extra risk to invest abroad because you just must have more on the honesty of the seller and the property and the property manager. (For most overseas investments that are promoted largely in the United States, the seller and property manager are partners, even the same company.)
Note: his first job in evaluating an agreement is look around the property. If you buy rental property cycle year, you want the area to show strong growth in employment, as growth Employment is the biggest single indicator to predict future growth in property values. If you buy a vacation property, you want a relatively low developed area is more "hot" with a stable local and national travel options and very good weather.
If the offer is potential in their countries, have options to independent review. You can find stories about the region in local media Read on national and local government, and even call the local experts. You can even look at the complaints and comments about the seller and the property manager.
With foreign investment may not be able to find newspapers and sites that cover the area and report in your language. And good luck to call a local official or expert for the information!
Along with property investors should always visit remote areas where they invest. There must be at least one visit before the operation is performed first, and one visit every six months and one year later to ensure that good is managed and maintained. Only travel costs of these visits make many overseas investments financially unworkable.
Consider that you can get from one corner to another of the United States for less than $ 400 at any time of year. In addition, from Boston to Kuala Lumpur, Malaysia, costs $ 2,300 – minimum. And the cheapest flights, which have some 42 hours of each course.
Faced with these costs Additional baseline, many investors are simply choosing not to visit their investments, before or after supply. Once again, they must rely on the honesty of the seller and property manager.
Even if the seller and property manager are honest, foreign investors can have enormous problems because of legal and accounting. Investors often avoid certain cities in the United States are as ridiculously biased landlord-tenant laws. They do not know which overseas locations have the same laws, or worse.
There are some cases where the investment property abroad make sense. If you have a special connection with a zone overseas is much more likely a wise investment. In other words, if you're a certain region or country, or have other reasons to visit here often, you know the area better other potential investors. It is likely that speak the language and have friends who can answer your questions, or even visit your property in your absence.
Also, because you are visiting the area regularly in any case, the travel expenses to go to be a "real cost" associated with property investment. You can choose to save the expense of investment income, but you've decided to go Bulgaria and Malaysia or Costa Rica anyway.
Even if you do not have this local connection, it is another potentially good reason for make foreign investment. It is important to remember that many foreign countries show a remarkably good economic growth, well above the United States. For this reason, foreign investment in these countries in May promises to increase yields annual profits on the assets which are much better than you get in most American cities.
This means that if you're the kind of investor who is not afraid to take many potentially risk for a lot of rewards, foreign investments can be effective. Or is there another way to see – why not use some of that money added to mitigate some of the additional risks? Suppose that a promise of foreign investment of $ 15,000 per year in cash flow positive, compared to a $ 100,000 initial investment. Spend $ 5,000 of that money by making further checks to ensure that the agreement property works well, and continue to function well. Make another trip, find another expert, and do further investigation. You can always a yield of 10%, but with much less chance of losing money.
