What is the standard discount rate to calculate the NPV of the estate?

I have a contract and I have to fix the price accordingly. My bad. The NPV is the net present value, which is a tool for determining whether an investment is not worth it or within a rebate rate (the minimum rate of return that we percentage). The building is located in a residential area, a gated community (though not elegant). Are rented to workers and university students and has about 7 rooms for rent.

I am a real estate professional and I do not know what is the NPV. Please do not expect a good response if you use abbreviations which is known only to you. There is no standard discount rate. I think the capitalization rate anyway, which is a ratio of net value. And this rate varies across the spectrum, depending on the geographic location of the property and the property type is (for example, one or more residential commercial or industrial). Begin to share some information.
