If land and homes have been on the market for over 2 years at what price should we put offers in at?

Hi we are from the city and looking at moving to get land down in gippsland, alot of the places have been on the market for over 2 years, what should i work out as what to put in as an offer there are 2 real estates who list this property, it has no power and we are looking at selling price of 179.000 but i have watched it for years now, there are 2 agents in this small town, so both represent the seller and the would be buyer me. to get power on im looking at 40.000 as it’s in gippsland and the nearest power is 2kms away, so i feel i could play with the price, any agents wanna suggest things for me please………….

Get an independent appraiser to do an appraisal for you. You can also ask the agents for comparable sales within the past six months. You also want to know at what price active listings are being offered as well as days on the market.

If you really can’t find another real estate agent who will be your buyer’s agent you are indeed in a difficult position. You need accurate, recent information. Are there only two real estate companies in the area? That really seems strange but there must be some competition.
