The 4 Real Estate Investors deadly mistakes when advertising to private lenders!

If you are a property investor and funds to finance their real estate or looking for money for cash transactions in reality there is only one option. This option is a private loan program which allow people who have extra money to invest in real estate investment company.

But with the current popularity of private credit, we support our students with the framework and provide subscribers a number of errors and thought, highlighting the four errors and what to avoid when borrowing from private lenders.

Error # 1 – Internet Advertising – We have seen many investors in trouble with the SEC big federal government or state regulation of the SEC in advertising private lenders through Web sites like Craig's List and other platforms. The problems are the first regulations on patrol these boards in search of violations. Secondly you can not be sure that people outside their state can look at the ads or people who are not qualified. We do not recommend any online advertising for private lenders.

Error # 2 – Using the wrong words in advertising – also urge all ads that are written or oral NEVER, NEVER, NEVER give us the following way: guarantee or warranty, low risk, safe or secure. All these terms will attract the attention of federal or state SEC organizations such as advertising potentially false or misleading sales of securities.

Error # 3 – No proper use of disclosure in plain language – which emphasizes the recommendation to use a document background in any publicity material, letters, documents or other marketing materials as part of its privacy program, as lender;

"It is not an offer to the public. This is not an offer or invitation to sell or a solicitation of an offer to buy securities in the United States or any other jurisdiction. The titles may not be offered or sold, directly or indirectly, in the State or States of which were recorded or may be offered under an exemption. "

Error # 4 – Publicity through State – The Most retail investors do not want to go to the expense and difficulty to be submitted to the Federal ESA. It is therefore very important that you advertise and meet potential investors in his state and make use of advertising that can cross state lines.

As with any business, is very important to avoid as many mistakes as possible and investing is no different. But private loans a mistake can have serious consequences and expressive so be careful and avoid these mistakes.
