
Real Estate Developers/Builders or homebuyers?
I am trying to sell my home in arkansas and it has a little land with it. It would be a nice home for someone or a good place for a developer to build homes/apartments on. there are 2 smaller subdivisions that have been built in the area and the homes have all sold before they were even done being built. There are a few apartment complexes also that are always full and with a large waiting list. This is an ideal place for any of the above. We are just wanting our payoff which is not bad for the property. Does anyone know of any real estate developers looking for property in Arkansas or where I might look to find one?
Developers can’t simply find a piece of land and start building. Your property is zoned single family and your land is zoned that way. It may not be zoned for multiple homes or apts. There is a minimum size of lot required to build different structures. Your land must be rezoned and subdivided to allow construction. If a subdivision is going to be built. Sewer lines, utilities, roadways all have to be installed. It sounds like you want to sell for the land value? and consider the home and outbuildings to be tear downs. Contact a commercial real estate salesman/woman in your area or even a residential real estate co. they will sell your property to a developer. It may cost you a little in commission fees, but he will get you top dollar. If you deal directly with the developer, he will try to pay as little as possible. Your real estate agent will know about any zoning, and subdividing restrictions.
