
First Time Home Owner?
I really want to buy a house soon, and even though this may sound stupid, i dont know how to come about it. Of course I would be a first time home owner (in the state of Florida) and I am in a relationship with someone but not yet married, but hoping to be soon. Im not sure if that makes any difference, if you buy a house with someone you are married to or not… but we want both of our names to be on it. What would be the first step that we would have to take once we saw a house that we liked? Would we have to go through a real estate agent? How do we benefit from being first time home owners? When they say no money down, is that really the case?
First of all your best first action is to get preapproved by a bake or lender! this allows you to know exactly what you qualify for! be very careful dealing with companies offering no money down homes! the are acting as lender and seller in many of these cases and you wont come out ahead.
being a florida resident I see many mistakes made by buyers. this is one of them.
witha preapproal you can find a buyers agent they cost nothing to you. also florida market is down and its definately a buyers market. you can find a great home considerably below what the proce was a year or two ago. you can also get seller paid closing costs paid up to 5%.
do yourself a big favor and get a preappoval then get an agent to helpyou find a home you could easily get a home for as little as 3% down. when you are looking at homes when someone says no money down they are talking about financing. you dont want the seller also financing your home loan!

dealing with a developer makes no differance they stil pay agents fees and marketing fees! It is agaist the law to offer savings to buyers simply because they go thru the developers agent! many developers have been charged for this practice her in florida! If you have a developer do this to you saying use our funding source , or title company etc we will give you a credit of any kind is illegal do not buy and report them as soon as you can it called FUNNELING! A buyers agent can find all homes avalible!
