Need information on the cancellation of contracts, can anyone help?!?! As soon as possible!?
I sold a mobile home and about an acre of land, and now I get a better offer. There was no real estate agents, finance companies or mortgage companies involved. It was simply a matter between the owner and buyer. Is there a kind of period canceled, you can cancel the paper / contract? Currently just signed today. I live in Texas do not know if some states have different laws in this area, so I thought it would be a good idea to say where I come from. HELP PLEASE IF YOU HAVE ANY INFORMATION!
Texas has no right of rescission in real estate transactions. I have been selling real estate in San Antonio for 14 years and have never seen a contract before a notary. It is valid and binding upon notification to the other party that all terms are signed. A faxed copy is also valid as the original. I suggest you take the second offer as a backup. Make sign and use the backup of the bill. If Requests for changes first purchaser is nothing to say. If the first buyer can not complete the transaction as specified in the contract, then you can remove and sell the second. You can pay a look at real estate attorney contract for you. If not done correctly, you then maybe an issue. Make sure it's worth to you however, if the first buyer who has a contract in good faith (though the forms are wrongly) that could reach a judge to decide – and costs both money and time … which could lead to a loss in the second buyer anyway.
