Should I let my house to foreclosure or sell and rent back?

My husband and I bought our house 3 years ago. Us in good health and work, just moved back from another state to be with our grandchildren again. ARM has taken us a loan on the property because it needs work and that we were going to refinance in 6 months at a fixed rate. Five months after he bought the house, my husband had a heart attack and is now diagnosed with the disease end-stage heart failure. I work three jobs to follow, but we took our arms up $ 200 in October and $ 200 more to come in February. The bank refuses to consider a new loan. Is it allowed to go to foreclosure, job keeps me from death, sell and rent back, or simply buy a large refrigerator box flight? It is clear that the right action now to be bad for my husband and medical expenses have broken our credit. Ideas?

If will continue to adjust, you can not afford to maintain. If in foreclosure, you have another place to live? These are the things you should consider before make a decision. Good luck.
