Mortgage survey valuation problems: help! (UK only please)?
We thought our mortgage was going to go through fine, but the survey stated that the electrics and central heating were “dated”, and that there was some evidence of damp. This all seems very vague but the bank are now insisting on three different reports before they will make their minds up.
Who should be instructed to do the report? I don’t want to instruct anyone who would have an interest in finding damp when there is none there, for example someone with a damp-proofing company who wants the work! But I need people with the relevant expertise, which independent surveyors seem to lack.
Any idea what the costs of the reports will be? Have I got any argument for asking the vendor to share the cost of the reports with me?
I would suggest that an Independent Chartered Building Surveyor would be your best bet regarding the damp question, details of Chartered Surveyors can be obtained either from the RICs website or Yell. They will use protimeters to detect whether damp is a problem – they should also be able to identify the problem and solution and quantify the costs. A survey will probably cost £400 – 1000 plus vat subject to the size of the house
The electrics should be tested by a qualified NIECA registered electrician doing an IEE 16th Edition Report, this will identify whether the electrics are satisfactory and safe or which elements should be replaced. This survey should cost around £300 plus vat depending on the size of the house.
The boiler should be checked by a Corgi Registered Plumber who should provide a Gas Safety Check on the boiler – this means the appliance is safe (assuming it is a gas boiler). This test should cost about £150 plus vat.
