i am seling my house fully furnished. can the value of the furniture be added to the buyers mortgage?

the person buying my house wants to rent it out anyway so is happy to pay for my furniture. he is however only putting down the minimum deposit. what i need to know is, will the value of my furniture be added to the valuation report as he wants to have the cost of the furniture included in the mortgage loan he takes out. i am concerned as the value of the property (with furniture included) then goes higher than the market value of the house. i am worried i will be wasting time. thanks.

He needs to pay you cash for the furniture. You can not mortgage it. Used furnature has very little value anyway.
