Targeting the For Sale by Owner (FSBO) market is undoubtedly one of the easiest avenues to mortgage success available today. Most people fail to tap the mortgage market FSBO a lack of knowledge and a lack of tools marketing.

Interestingly, these same reasons, also determine the success or failure of your FSBO. Yes it is … more information (knowledge) and more marketing orientation (plan) a FSBO has made available … the more successful they are.

The key to your success with FSBO marketing is that you are a supplier of valuable and necessary information and resources for them to sell their house. Without this information, they are doomed and relegated to a statistic that some 65% of all FSBOs discouraged and eventually list with a professional real estate and over 15% never sell their house at all.

Here are twelve (12) things that all needs FSBO and only you can provide:

1. A plan. Without a plan your salespeople trying to chance anything they can imagine for some buyers … any buyers. Your FSBO needs details things to do and what not to do … and when to do it.

2. The cold reality. Your FSBO must understand some fundamental truths: Their house will not sell quickly, not everyone will love their house, Real Estate Professionals and call and call some more, they must give up some free time to work everything, their whole family will be stressed; And they will need a mortgage professional to operate.

3. Tips to save their house "ready." FSBOs need to be reminded constantly with reminders and checklists they need to put their best foot forward and their house must be in good shape. In doing so, they … will generate a sale for the highest price as soon as possible.

4. Getting a mortgage payment. Your FSBO needs a little guidance and a sample of a "Mortgage Payoff letter." This is where your services will shine.

5. Calculation of the Net. Not so difficult if you know what closing costs the seller shall and the estimated selling price. Admittedly, an easy chore for a Mortgage person.

6. Setting the right price. The time devoted to pricing their home correctly is probably the least considered the process of selling FSBO … Yet the most important. A price "too low" may cause loss of thousands of dollars … a price "too high" cause the home to remain on the market and "stale" and probably never … sell. Your solution of setting the correct price will only contribute to your stature and credibility as a mortgage professional.

7. Find opportunities to buy their house. Your party needs a lesson or two in the marketing of their home. They need to educate the market as quickly and as efficiently as possible. They need to advertise and to be 100% involved in all aspects of marketing their home. It's your guide along the road to success.

8. They may soften the grade? Most FSBOs miss this one entirely. With your help, your FSBO may be able to offer favorable conditions to attract more buyers. Indicating "particular conditions" in an ad can get the phone ringing off the hook. Several times, conditions support can be structured so that the seller's costs, little or no money.

9. Security considerations. Unfortunately, Today, FSBO is your hedge against the possibility of a criminal incident. You can help establish "showing ground rules" and advice published when it comes to telephone inquiries and potential buyers.

10. Negotiate the sale. Provide your FSBO some guidelines and detailed advice and then "entitled" to the buyer before signing the contract may go hand in hand towards a successful completion Sales for the FSBO.
