PMI or add points to% rate mortgage?
I voted for a Flex 100 Mortgage (652 credit points with the collapse 4 years ago) – It gives me a 6.5% interest rate, but said that I should be 7% and do not pay PMI? I know PMI will disappear term, but stays of 7% … Is it just make more $ $. He says it helps my monthy payment. I doubt it. What do you think? I have a GFE he said 7% rate, Estimated prepaids interest – $ 4,748 … $ 149.900 amount to borrow. Loan fee is 1%.
In both cases, you probably want to refinance when you hit 80% LTV. Whether it will drop the PMI or reduce your rates, you will probably refinance when you get a more equitable to give you some relief payment. Keep in mind, there is another option with the lender paid PMI. You can choose to pay the insurance premium mortgage forward together. No jump in rates, not months payment. You never have to thinking. Only the market can determine when you have greater equity. So now, what you need to find a payment, you can be comfortable with. Ask your lender to fix the two options and break payments – choose the one you're comfortable at this time 1. Mounting Costs% seems high. Make sure you have made a comparison of lenders and estimates in good faith. Good luck!
