Hi we need to deem my mother n law incompetent.How do we go about doing this?

My mother n law is paranoid schizophrenic.My husband cosigned for a loan to save her house.The house is in my husband’s and her name.She’s been saying she’s gonna sell the house in June and now it is December and still is not sold.She cannot afford the mortgage payments and they will foreclose on the house.She is very sick and we need her to sign the papers with my husband to sell the house.She is very paranoid and will not comply with us.Can we get a doctor to fill out a form to deem her incompetent?
