Tax Lien Investing?

I am 25yrs old and have been researching the opportunity to invest in real estate. I work in the mortgage biz, so I have a decent backround in real estate. I was building homes in Florida but the market is to soft to build and sell quickly and turn a profit, there is to much uncertainty involved in this market. I currently live in New Jersey and have been very interested in buying tax lien certificates. I would like to be able to speak with someone who is better versed in this area. I’m kinda looking for a mentor type. I have been doing quite a bit of research and found this process varies state to state. NJ, NY, PA and FL are my areas of interest to start. Please respond if you would be willing to help me better understand this opportunity. I would like to speak to someone with hands on experience. THANK YOU

A realistic interest rate you would get from tax liens is about 12% if you spread it out across Arizona, Colorado, Florida, and other states. That’s not going to make you a millionaire overnight. But it will be a great place to put money during down cycles, at least certainly better than savings accounts. There are also online auctions now that makes it so much easier to invest instead of traveling across state lines.
