Does HUD replace stolen applicances that were present at bid contract signing but have been stolen since?
I bidded on a HUD foreclosure. At that present time, there was a stove and fridge present. HUD accepted the bid and I signed the initial contract on the property. Now its a few days later, go in today to do home inspection and they have been stolen! Does HUD have to replace these since I was taking the home “as is” which included the appliances and since the property is HUDs, they should have secured it better. Someone please help!

If the appliances were there when you made the offer HUD is responsible for replacing them. If HUD is not willing to replace them you can cancel the transaction without any penalty. The boiler plate verbiage in any offer always states that the seller will keep the property in the same condition as when you made the offer. You can’t be held responsible for a lose on a property you don’t even own.
If the appliances were built in, without those appliances the property would not meet FHA standards for a loan.
