Tax Lien Investing FAQs

Recently, I sent an email to my name by asking questions. I wanted to know what that most people want to know about tax lien investing. I had many good questions and I will not be able to answer all in this article, but I try Responding to those who have been asked more often and have not been answered in my new video course for free.

I especially like to answer questions that begin to "How to …" or "How do I. .." This type of question shows me that someone is really interested and willing to take action. So we will address some of these types of questions not answered my series of videos. So here are some frequently asked questions about freezing investment taxes.

P1: How I can buy tax liens or tax deeds without going through the auction?

A: In most states who should attend the auction to bid, or have a representative on the bid on your behalf. But there are two ways you can buy a tax lien or act without going for sale. Some states have online auctions, but not all counties in the states conduct their auctions online. Usually, only the larger counties do. Many counties in Florida, California and Arizona sales tax line. And I know that some counties in Colorado and Illinois sales tax line. Another way as investors bought tax lien and tax deeds without going through sale of surplus bidding privileges may be done by mail. The only problem is that the tax lien and tax deed investing become more popular, there are less good properties left after the tax sale.

P2: I do not live in the U.S., what I can investing in tax liens or tax deeds?

A: Yes, in most states, you can invest in tax liens and tax deeds, even if you are a U.S. citizen and not live in the United States. There are some states that should be a state resident invest, but they are the states most popular tax lien and no online sales. All you have to do to purchase a tax lien is to complete a tax form called a W-8BEN. To complete this form, you also need to request a personal tax identification number (ITIN) if gives it its name. If you are bidding on a company name, you must request an employer identification number (EIN). It is only for tax liens. You not have to participate in a tax deed sale.

Q3: How much money do you need to start investing tax lien?

R: beauty the tax lien investment instead of investing the types of works and other capital goods, you can start with a very small investment. The tax imposed highly profitable first bought it began with an initial investment of only a few hundred dollars, a sewer lien small. Then I was able to pay sewer taxes Later the next two years and instead of trying to overthrow kept paying the subsequent taxes. After a few years, the owner left the state and stopped paying property taxes, so I have to pay further benefits of $ 5.000 for the next two years. Privilege finally redeemed and I collected 18% per year in most of my investment plus penalties.

Q4: How many sometimes had to purchase property tax liens?

A: In the state of New Jersey to invest, very, very rare that you get negative on the property. If you are interested in owning that property tax act of investment or refundable tax act of investment is the way forward. Only about 1% of privileges Prosecutors will not buy these properties and, once you start the process of evicting about 80% going to buy some time during the foreclosure process. I've been investing for years about six or seven years and have not reflected on a property yet. I have a couple of privileges that can begin foreclosure now, but I do know that when I bought it, so let them go.

I know some investors who have taken a couple of properties, but either is not new – We speak a few years ago, when property values are not what they are today and it was much harder to get a loan, or have a large portfolio with thousands privileges.

Q6: Are there risks involved in this type of investment? What are they?

A: Yes, there are risks and that's what the gurus on the one hand, they sound so easy. They like to use the term "guaranteed by the government" to make people believe you can not go wrong with freezing investment tax, the government guarantees are paid to a tax lien. It is not really true, what they mean by "guaranteed by the government," is that there laws that protect investors but not sure that I paid. Safety property. tax liens are secured by property that has a lien and if you buy a tax lien on a property worthless, while you made a bad investment and you may lose your money. Yes, there are risks, but risk is minimized by the exercise of due diligence on the property before buying privilege, as would be diligent in the property before giving someone a loan against him. If you do your due diligence that a reasonable investment tax lien is a very safe investment because it is secured by something tangible, not just a piece of paper.

One of the things I do in my courses, John, is teach people how to do due diligence for property sales tax that can completely reduce the risk that the embargo imposed on investment.

Q7: Can you invest in tax liens and deeds taxes in an IRA?

R: We all want to keep more of the benefits for ourselves and not give half the distance to Uncle Sam good news is that you can use the money in an IRA or Roth IRA to invest in tax certificates or tax deeds, but only if it is a true self-directed IRA. With a self-directed IRA, your benefits deferred taxes can be protected, and with a Roth IRA, your benefits may be completely tax free.
In my classes I have 2 audios from different experts of two companies Self-directed IRA different explaining what to do.
