How long would it take to evict the former owner (but the current occupants) of the house purchased in selling, VA?

The Bank has approved our offer of selling a home in pre-foreclosure. The current owner told us only moves forward with the solution if you can get two months' arrears of rent to pay, while finding a place to go. If you are come to this, and I accepted this offer, how could Actual holder to extend his stay beyond the two months – by filing bankruptcy or other legal means which could help advance an eviction? Obviously I will not move forward unless you know that you can control when they vacate the property. How long could squat once I settle into the house before having been evicted? If you stay beyond of two months you can take steps to expel him cons – the legal term is in fact an "unlawful Detainer" the action. In normal cases may be completed in 2-3 weeks.
