Can’t decide to buy a foreclosure or rent a for a year?
Here’s the situation. (Ready?)
my husband may be deploying to afghanistan. I’m moving back to my home state for about a year. My entire family is made up of construction workers and real estate agents.
My question is would it be better to buy a foreclosure and have it remodeled while I’m living there, and then either sell it to a family member or have them sell it, or spend 1,000 on rent for a year or fifteen months? I know it would cost a lot to have a home remodeled.
I’m thinking somewhere in Mason County, or Thurston County in washington state.
Which would be more profitable for my husband and I?
According to various sources, capital markets will likely remain strained through the 4th quarter of 2009. This means people can’t get mortgages easily and interest rates will probably continue to rise. Rising interest rates results in people being able to pay less for real estate since more money goes to interest. The result would be to depress resale values. It would seem that early to mid 2010 would be when one could optimistically anticipate selling real estate, however, at that time I’d imagine interest rates will be significantly higher and there will still be a glut of houses on the market.
The real estate market is still risky for short term holders. Now if you could stomach becoming a landlord for a few years after you were ready to move out in a year, this would be a fantastic time to purchase.
I do not have a career in real estate, though I do own a couple of condos and I rent one out. In my view, this is not a good time for short-term (1-2 year) real estate investment.
