I was given a grant deed transfer tax is gift free do I really own this house it’s has been notarize and filed?

I need to find out about grant deeds I was renting a apartment from a friend who was trying to buy this condo the condo went in foreclosure and I had to move by the end of the month, what is puzzling me is the person who own this condo notarize a grant deed to me and the paper said that documentary transfer tax is a gift, and the lady that I was renting from wants me to sign some papers and have them notarize to give her control so she can buy this property and then I she would sale it to me for a reasonable price. Is this legal? Do I really have a claim to this condo free and clear. Do I need to talk to an attorney before I sign these paper over to this lady?I need to find out about grant deeds.

I agree that you should speak with an attorney before you sign anything. But, to answer your question, a grant deed transfers ownership and implies certain promises — that the title hasn’t already been transferred to someone else or been encumbered, except as set out in the deed.
