whats more advisable in dallas tx?
commercial real estate or residential?
I’m a girl too so understand it from a girl’s perspective-Commercial is still a good old boys networking thing and we do live in the south. If you were raised with all brothers and maybe about 4 of them, it will be an easy step into the business but, if not you may want to get your feet wet on residential while continuing your current job. You need at least, underlined, 6 months of cushion plus the costs of starting a new business in either side today. Any and all contacts that you currently have should be entered into a database with e-mail addresses-they will become advocates and customers immediately after you start your real estate business so the more people that you know the better. I personally while hovering inside of residential real estate have completed several commercial deals. It’s a learning curve that will require some mentoring and getting the mentoring may not be easy. Every residential office that you walk into will offer you a job! Not so on the commercial side and the ones that might, you may not benefit from. You need to interview the brokers in this business not the other way around! Most brokers have a number in mind that they expect to get from every agent some don’t keep an office they let you work from home-(not too easy to learn the business that way!) but, the overhead is lower! So consider when you should make the decision to enter the business and expect anywhere from $2500-5000 in startup costs, before you ever see the first penney and some say a lot more! How good your broker is makes a big difference and don’t plan on anyone sending or letting you buy leads-It isn’t true or we all would be working for one company. True that!
