What are good indicators of future mortgage interest rate?

Looking to lock a rate in the next week. I can not block a little less than 5% today, but he could have closed at 4 to 7.8% one day last week.

I worked in the mortgage industry for many years. This week, the rates are very good. The 10-year T-bill rate mortgage is 30 years at record low. 30-year mortgages will not improve much. Since you are quoting a rate of 5%, I think we are looking for a loan 1 year ARM instead of fixing the long term. Lending long, probably a little lower because they are linked to federal funds rate (ie short-term rates). The Fed seems willing to cut rates. That said, you have a rhythm and I'm not really sure bet to fall much more.
