New real estate question?

Real estate question (S) Help!? I have a 100k + in the bank (investment), I would like to buy (first house) a house cheap small in the mountains. and are more likely to sell in 2 to 5 years (or rent depending on the location undecided) that is likely inject another 5-10K in the ownership of modern improvements. What I best fit? 30ymortgage? 15yr or arm? And what program would be my most beautiful goal? FHA, HUD foreclosure? I am not very demanding and I am unable to make major renovations. This property is very likely that, in Johnson City TN. domain. And it is possible you might consider another (affordable) owned by another State (the following year for businesses). Now, what are my options and their impact on my May investment banking, at least me. One last thing, how do I take? + 20% (to cancel the PMI?) Or is it worth? I'm about 8.8% on all my investments-Bank (net). Thank you! For me it's about options …
